Cladding Remediation (Design & Resolve)

Having highlighted thousands of buildings that are still at risk, the Government has released a substantial fund that will be used to assist the removal and replacement of unsafe, combustible Cladding.

Remediation Works – The Process

Any remediation works highlighted from External Wall Fire Review surveys will be discussed with our clients over an initial consultation follow up call. Our expert estimating team will then begin to compile a bespoke works package; tailored to a building’s exact compliance needs.

The main scope of works is to replace the combustible elements of the external façade with suitable non-combustible materials. The works include but are not limited to the replacement of the Cladding panels, metal flashings, insulation elements and fire barriers.

The general issue with identifying remediation requirements is the availability of construction documentation. HSRoofClad understand that buildings have been acquired by our clients and in some instances, historic documentation relating to the building’s original construction; is not available.

This is where the diverse and multi-disciplined service HSRoofClad offers can provide a design solution in the absence of construction documentation. Below is our roadmap for remediation design creation:

The following parties may be involved throughout the process.

  • Employer (Client)
  • Principle Contractor
  • Contract Administrator
  • Principle Designer
  • Health & Safety Consultant
  • Quantity Surveyor
  • Architect
  • Structural Engineer
  • Fire Consultants
  • Management Company for the premises

The typical schedule of works we would expect are as follows.

  • Funding obtained.
  • Will the building remain open throughout?
  1. Instructions to Contractors Tendering

Government Funding – The Process

Between March 2020 – 2021 it was confirmed that the government would provide a one-billion-pound fund to support non-ACM (Aluminium Composite Material) Cladding replacement for residential properties over 18 metres in England. It has since been confirmed that this funding will be extended until 30th June 2021, with the “start on site” deadline also being extended by six months, to 30th September 2021.

The funding application process requires all applicants to meet specific criteria on a property-by-property basis. A downloadable document of the application form can be found on this website page. The government have also published a ‘Building Safety Fund: Prospectus
